PROJECT DESCRIPTION:
Brighton Developers, Jon Clark and Ron Turner, partnered with McCarty Holsaple McCarty to transform the former John H. Daniel Custom Clothing Company on Jackson Avenue in Knoxville’s Old City into a vibrant mixed-use community. The project adapted four adjacent 19th-century industrial structures—totaling approximately 100,000 square feet—into 69 studio, one-bedroom, and two-bedroom apartments ranging from 460 to 1,600 square feet, along with street-level retail spaces.

MHM collaborated with the developer and the State Historic Preservation Office to secure Historic Tax Credits, ensuring the exterior restoration complied with U.S. Department of the Interior Standards for Historic Preservation. Masonry repair, new windows, restored storefronts, and a new glass entrance canopy highlight the building’s renewed presence along Jackson Avenue.

Inside, the design exposes original masonry and heavy timber framing while salvaging and incorporating artifacts from the site’s industrial past. A central stair and elevator tower, along with two egress stairs, anchor the building, balancing historic character with modern functionality. The eclectic mix of old and new creates a distinctive residential and commercial hub that reflects Knoxville’s architectural and cultural history while embracing a modern urban lifestyle.
